Every single day my DM has the same question: "Tobix, how much is hostel in Oye? Where should I stay? Is this agent legit?"

Let me drop the full truth in one post. Save it. Send it to anyone heading to FUOYE this session.

Real price ranges — 2025/2026 session

These are actual prices as at this week, walked street by street, not what someone tells you on Twitter.

Self-contained (room + private bathroom + private kitchen)

Range: N250,000 – N450,000/year
Cheapest clean self-contain: ~N280k
Anything advertised below N250k: inspect VERY carefully. Usually has serious water issues, no light, or far from campus.

A Room (just a bedroom, shared bathroom & kitchen)

Range: N120,000 – N200,000/year
Most freshers start here. Honestly fine for one year.

Mini-flat / 1-bed apartment (sitting room + bedroom)

Range: N400,000 – N700,000/year
Usually 300L+ students or roommates splitting.
Worth it only if you have a trusted roommate to split with.

2-bedroom (for sharing 3–4 students)

Range: N600,000 – N1,000,000/year
Cost per person: N150k–N250k. Often cheaper than self-contain if 4 of you split.

These are guides — landlords adjust by location, light availability, and how desperate they think you are. Always negotiate. Most prices have N10k–N30k flex built in.

Areas ranked — where to live, where to avoid

GOOD AREAS (close to campus, decent power, safer)

Behind Campus (BC) — the classic FUOYE student area. 5–15 min walk to Oye campus. Vibrant, lots of food spots, plenty of options.
Polytechnic Road — slightly quieter, mix of students and locals. Good security generally.
Adebayo Road — a step further out but well-developed. Better light situation.
Federal Polytechnic axis — overlap zone, ok for FUOYE students who don't mind sharing the area with Fed Poly students.

OKAY AREAS (cheaper, but commute is real)

Itapaji Road — cheaper but you'll need keke or okada daily.
Ilupeju area — quieter, cheaper, but lonely walks at night.
Mini-Campus area — only worth it if your faculty is at Mini-Campus.

AREAS TO BE CAREFUL WITH

Deep bush past the last junction — too quiet at night, okada becomes a problem.
Compounds with no gate/fence — your stuff will walk away.
Houses with only ONE entry/exit — fire safety nightmare, and bad in emergencies.
Riverside compounds — flood risk during heavy rains.

Note for Ikole-bound students (Engineering, Agric, Vet Med)

Ikole is a separate campus, 45 minutes from Oye. If your course is at Ikole, do not rent in Oye. Rent in Ikole town itself. Prices in Ikole are usually 10–20% lower than Oye for the same room type.

The 6 scam patterns I'm watching this year

Scam 1 — "Pay N20k to hold the room"

The "agent" collects "holding fees" from 4–5 different students for the same room, then reassigns it to the highest payer (or vanishes entirely). Never pay to hold without a signed agreement and seeing the actual room first.

Scam 2 — WhatsApp DMs with crazy prices

"Self-contain for N150k" or "free month of rent". Real prices don't drop that low. The photo is stolen. The room doesn't exist. The "agent" is operating from another state. Run.

Scam 3 — Fake landlord

Someone pretends to own a house they don't. They show you the room, collect money, hand you a "key" — then the real landlord shows up next week. Always ask to see the original C of O or the previous tenant's rent receipt with the real landlord's name.

Scam 4 — "Inspection fee" before showing the room

A new pattern. Agents charge N5k–N10k "inspection fee" before they'll even take you to see the room. Legit agents do not charge upfront inspection fees. A small transport fee is fine. A "fee just to look" is a scam.

Scam 5 — Year-old / stolen listing photos

Photos look stunning. Actual room is collapsing — peeling paint, broken tiles, no water. Always video-call inspect if you can't come in person, OR use a verified service like Tobix Accommodation where every photo is current.

Scam 6 — "Pay full rent now or you lose the room"

Real urgency, yes. But never wire full rent before:

You've physically seen the room (or via verified service)
You have a written tenancy agreement
You have the landlord's full name and phone

How to be safe — the checklist

Always inspect (in person or via verified video call)
Pay through traceable channels — bank transfer with reference, not cash, not OPay to a random number
Get a written rent receipt with the landlord's full name, signature, phone number, and the property address
Take photos of the room on the day you pay — record the condition (cracked walls, broken bulbs, etc.) so they can't blame you later
Move in with a friend on inspection day if possible — a second pair of eyes catches things you'll miss
Don't tell strangers your hostel address in your first week. Wait until you know the area.

What to look for during inspection

Water — turn on the tap. Does it flow? Is there a working tank?
Light — does NEPA reach this compound? Is there a generator? At what time does the generator run?
Toilet — flush it. Does it work? Does it smell?
Doors and locks — do all the doors lock properly? Are the locks new or rusted out?
Windows — do they close? Are there mosquito nets?
Neighbours — chat with the next-door tenant if you can. Ask "How is this place really?"
Security — is there a gateman? A fence? A working gate?

When to pay rent

Best months to look: July, August, September — supply is high, prices haven't fully spiked
Worst months: October, November — admission lists out, demand peaks, prices jump 15–25%
If you can: lock your room down before admission letters are released. Smart move.

Money guide — what to budget total

Year rent (self-contain): N280k – N450k
Agent fee (legit ones): 5–10% of rent, one-time
Caution fee (refundable on exit): often N20k – N50k
Buying basics (mattress + bucket + stove + extension + curtains): ~N60k – N100k

Total day-1 hostel setup: N400k – N650k for a self-contain. Plan accordingly. Tell your parents the real number.

FAQs

Q: Can I share self-contain with a friend to split cost? A: Some landlords allow, some don't. Always tell the landlord upfront — surprise extra tenants get people evicted.

Q: I'm female. Are there female-only compounds? A: Yes, several around BC and Polytechnic Road. Worth the slight premium for safety.

Q: What about on-campus hostels? A: Very limited, allocated by ballot. Don't count on it as a fresher.
